Maintenance and Upkeep of the Garage Door in Summer

Cleaning and Inspecting the Exterior Surface Cleaning

During summer, dust and rain residue can easily cause corrosion on the surface of garage doors (especially metal ones). Wipe the door panels with water mixed with a neutral detergent (such as soapy water) to remove dust, oil stains, and rain marks. Then dry them with a dry cloth to avoid prolonged moisture attachment.

For wooden doors, check if there are any cracks or discoloration on the surface. After cleaning, you can apply wood wax oil or preservatives to prevent water from seeping in and causing deformation.

Track Cleaning

Track interiors are prone to accumulate leaves, sand particles, and other debris. During summer, rainwater may cause the debris to mold, affecting the sliding of the door. Use a brush or vacuum cleaner to remove the debris inside the track, and then wipe the inside of the track with a dry cloth to ensure no foreign objects are blocking it.

Lubricate Key Components

High temperatures accelerate the frictional wear of metal components. Regular lubrication can reduce sticking and noise:

Key Lubrication Areas

Contact points between the track and rollers: Drop in a small amount of dedicated door and window lubricant (avoid using edible oil, as it is prone to dust adsorption), ensuring smooth rolling of the rollers.

Spring (torsion spring or extension spring): Frequent use during summer may cause the spring's elasticity to decrease. Apply lubricating grease at the connection point of the spring to reduce rust and wear (note: the spring is a high-pressure component. When operating, avoid forcefully touching it. If there is deformation, it needs to be handled by professionals).

Hinges, hinges: Spray the lubricant and move them a few times to prevent sticking due to dryness.

Lubrication Frequency

It is recommended to do this once a month. If the garage door is frequently used (such as multiple times a day), it can be shortened to once every two weeks.

Check the Electrical System

Summer's high temperatures have a significant impact on motors and circuits. Key checks are needed:

Motor Cooling

Check if there are any obstructions on the motor's outer shell (such as debris, tools), ensuring that the ventilation holes are unobstructed, to avoid overheating and burning of the motor due to high temperatures.

If the motor emits abnormal noise or overheats (the outer shell is noticeably hot when touched), stop using it immediately and contact a professional for repair.

Circuit and Sensors

Check if the power cord is aged or damaged, and if the connection points are loose (summer's humidity is prone to causing short circuits). Replace the lines if any problems are found.

Infrared sensors (safety anti-collision devices): Wipe the sensor lens with a dry cloth to ensure no dust is blocking it. Test if the door body can automatically rebound when encountering an obstacle when closed to avoid safety accidents caused by sensor failure.

Remote Control Battery

High temperatures may accelerate battery consumption. If the remote control is sluggish, replace the battery promptly to avoid the door being unable to open and close properly due to power failure.

Waterproofing and Drainage

During summer, there is a lot of rain, so it is necessary to prevent rainwater from seeping into the garage or damaging the door:

Sealing Strip Inspection

The rubber sealing strip (weatherstripping) at the bottom of the door body, if it is aged or cracked, will cause rainwater to seep into the garage through the gaps. Check if the sealing strip is intact. If there is any damage, replace it with the same model immediately to ensure a tight seal.

Sealant at the connection between the door frame and the wall: If it peels off or cracks, reapply waterproof sealant to prevent rainwater from seeping into the wall or the interior of the garage.

Drainage System

Check the drainage slope in front of the garage door to ensure that rainwater does not accumulate at the bottom of the door; if there is a floor drain in the garage, ensure smooth drainage to prevent water from flowing back and damaging the bottom components of the door body.

Other Precautions

Balance Check

Manual test: After turning off the power, manually lift the garage door to a half-open position. If the door body can remain stable without automatically falling or tilting, it indicates good balance;if there is any deviation, it may be due to an imbalance in the spring tension, which requires professional adjustment;otherwise, it will increase the burden on the motor.

Avoid Direct Sunlight

If the garage door faces south or west, prolonged exposure to direct sunlight may cause the door panel to fade or deform. Install a sunshade on the outside of the garage or apply heat insulation film to reduce the impact of high temperatures on the door body.

Handle Small Problems Promptly

If there is abnormal noise, jamming, or slight deformation of components (such as a skewed track) when opening or closing the door, do not use it forcibly. Delaying small problems may lead to the expansion of the fault and increase maintenance costs.

By taking the above maintenance measures, it is possible to effectively deal with the influence of the summer environment on the garage door. If encountering complex problems (such as broken springs, motor failures, etc.), do not disassemble it yourself. It is recommended to contact professional maintenance personnel for handling to ensure safety.
